It’s hard to believe that when we looked at this back in 2014 that this would be so popular, but clearly since posting this video it’s even more clear that there are indeed best times to sell your home. When we did our Atlanta Market Update earlier this year you can clearly see where the swings and valleys are. So while I’d probably tell you that the best time to sell is when you need to move (in other words, don’t time the market) clearly the data is compelling enough to suggest that you could indeed time your move to coincide with a real estate cycle.
When Is The Best Time To Sell My House?
This question comes up almost every day. When is the best time to sell my house? Ultimately, some things can’t be time but if you can time it then there’s more strategic times then others. Most advice is generically given about selling in the spring or summer months. It’s true that there are more overall listings and active buyers during these times but that might not always be the best time to sell your home.
For example, spring is historically when there’s a huge influx of real estate closings. In Georgia, closings can happy 30 to 60 days from offer, so that means if there’s a high number of closings in March or April, then the buyers were likely actively viewing homes in February or January and previewing homes in November and December if not further out.
Likewise, homes that close right before school starts were likely home searches that were well under way during the school season (at least for Gwinnett County residents). It’s easy to see then that listing your home shortly after summer break starts might be one of the worst times to sell since a buyer wouldn’t be able to close and move in before school starts, defeating your whole strategic timing.
So, When Is The Best Time To Sell My House? Each situation is different. In the winter home buyers that look at homes in November generally HAVE to purchase. So you have less showings overall but typically can be more rigid.
In addition, paying attention to local market conditions is HUGE. Early in 2014, the Jarvis Team pleaded with sellers in the Hamilton Mill area to list their homes before the builder inventories rose. Sure enough, by Summer Hamilton Mill home owners were competing and losing to local builders with newer homes.
