You might think that Forsyth is the reigning champion when it comes to sales but you'd be wrong.  Here's the top sellers in the metro Atlanta according to the MLS. 

  1. Fulton County - of course Atlanta's county would have the most homes at 1,440 homes sold,  that's a 10.26% increase with a median price of $245,000.  That's 5.15% appreciation over last year, ya'll. 
  2. Gwinnett County - No "top" list would be complete without Gwinnett.   With 1,233 homes sold which represents a 15.45% JUMP!  The median price just crested over $200K at  $205,000 which represents an appreciation of 8.75%!!
  3. Part of the big 3 - Cobb County!  With 1,001 homes sold, Cobb is steady as she goes with a very small increase over last years sales (0.20%).  The median price of

Atlanta Real Estate Market 2016 Predictions

Last year saw yet another record increase in terms of median price increase, a whopping 7.4% for metro Atlanta! (Typically it's only about 3% every year). The cause of this was an economy that although very fragile was as strong as it's been in the past 8 or so years and low inventory.

Ultimately, new construction started again last year and all was right in the real estate world. What you might not notice is that we've been saying this very same thing for 5 years! Here's a review:

  • Prices are low but increasing
  • The interest is so low that affordability is very good
  • Rent rates are also rising

After studying 8 in demand cities located in Georgia's rising suburban towns, it became very obvious that there were statistical trends that almost all home buyers were likely not conscious of, and thus needed a Home Pricing Guide. Just for the record, we reviewed the most recent 6 months of information in 2011. Each data set had between 120 homes and 500 homes that had sold.

Updated 2015 - note that average days on market is less then 30 days it's impossible to do a study like this.  However, as homes exceed this 30 day trend it's even more pronounced in 2015 then it was in 2011.
