You might think that Forsyth is the reigning champion when it comes to sales but you'd be wrong.  Here's the top sellers in the metro Atlanta according to the MLS. 

  1. Fulton County - of course Atlanta's county would have the most homes at 1,440 homes sold,  that's a 10.26% increase with a median price of $245,000.  That's 5.15% appreciation over last year, ya'll. 
  2. Gwinnett County - No "top" list would be complete without Gwinnett.   With 1,233 homes sold which represents a 15.45% JUMP!  The median price just crested over $200K at  $205,000 which represents an appreciation of 8.75%!!

Moving ChecklistThey say moving is one of the most stressful things a human can do.  So we thought to put together a guide to your move.   This guide starts at 8 weeks.  So for most of the people reading that this year, that likely means you need to start this plan as soon as you list your home.

Atlanta Best Place To LiveMetro Atlanta Named Top 3 Places To Live By Bankrate

Every year a variety of magazines do a "best places to live" article and this year Bankrate did another look and named Atlanta number 3 overall as a best places to live.  Basing its study on several factors – including affordability, maintenance costs, property taxes, appreciation, foreclosure rates and energy costs – Bankrate graded the nation’s largest metro areas on a scale of zero to 10, assigning a final score after all the grades were added up.

By that standard, Atlanta received a score of 57.55, with only Phoenix and Portland rating higher. The ATL received particularly high marks for its high affordability, low property taxes and steady appreciation.

Atlanta Housing MarketEver since 2007 when the real estate market bubble burst there's been a shift in the Atlanta Housing Market.  Many home owners "move horizon" got shifted a few years.  Now instead of moving up, many gen xers are staying in their home and waiting until their kids graduate.  While boomers are downsizing and finding nothing to buy and being forced to rent, stay or relocate.  For them the income is generally there to make the move but at the risk of their retirement plans.

Why Statistics Are Not A Good Evaluator Of Real Estate

Recently RealtyTrac did their usual evaluation of zip codes to see the best place to flip real estate.  While numbers are hard to argue with they certainly don't tell the whole story, which is Why Statistics Are Not A Good Evaluator Of Real Estate (or possibly the only good evaluator). 

RealtyTrac offers a great look at the data and sure there are some great opportunities to be had but it's missing the story and that my friends can be fatal.  For example, if you bought a home for $10K and then sold it for $110K, you'd have a 1000% profit.  With this example you can see why numbers can lie.  RealtyTrac's numbers tells us that Stone Mountain and Decatur are up and coming and great places to flip.
